The HUB, Buckingham Palace Road
This project involved the extension and redevelopment of two existing buildings, 123 and 151 Buckingham Palace Road, creating additional high-quality office space while transforming ground floor retail units and the surrounding public realm.
The development introduced the Sky HUB, new rooftop office floors serviced by a dedicated ground floor entrance lobby with direct lift access. At 123 HUB, the external plant was relocated to accommodate the extension while keeping tenants operational, and at 151 HUB, a filled-in atrium and new lifts increased net internal area and occupancy, with floors 1–5 delivered to Cat A standard. Together, the scheme also provides 16,000 sq. ft of flexible retail space, with provision for future restaurant and gym uses.
Our team delivered the full MEP design, including reconfiguration of the high voltage network to serve the unified building, new central plant to support the extensions, and upgraded building systems such as VRV air conditioning and AHUs. Our energy and sustainability consultants worked closely with the design team to achieve an EPC A rating and BREEAM Excellent certification, ensuring very high environmental performance within budget.
The project required complex phasing and careful coordination, as works were carried out while parts of the building remained occupied. This included the relocation of the existing tenant cooling plant, completed through seasonal planning and out-of-hours working to ensure uninterrupted service.
The completed development delivers over 100,000 sq. ft of Grade A office space with a dedicated entrance, alongside improved retail units and significantly enhanced public realm.
