Kadans Science Partner are delivering a new sci-tech building located on Upper Brook Street in Manchester to provide R&D facilities complemented by a mix of ground floor uses and enhanced public realm.

The state of the art, purpose-built laboratory building will provide a range of accommodation for growing companies. The building will be complete in Q1 2026 and will offer fully fitted, bespoke spaces for tenants of all sizes or allow tenants to fit out their own spaces. Robustness and adaptability are core to the building philosophy, providing highly efficient floorplates with interconnecting communal spaces that provide a sustainable platform to inspire innovation and accommodate the ever-changing scientific landscape. Coupled with informed space planning, the design promotes movement and enhances the quality of internal spaces, bringing a step change in knowledge-focused building design.

The total building is approximately 215,000 sq ft (GIA), made up of ground floor and 7 upper floors. Typical floorplates across the building are approximately 35,000 sq ft (GIA). Upper floors offer a mixture of laboratory and office accommodation. The ground floor will provide a cafe, shared amenities, incubator facility, meeting rooms, showers and changing areas, and storage facilities. The base building is designed for CL2 wet labs with extract to atmosphere provision. Chemistry requirements can be accommodated and some high containment (CL3) lab space can be provided in the building.

Wallace Whittle are providing MEP design services, delivering an all-electric low carbon solution. They are also advising on sustainability, providing energy modelling and the planning strategy, a WELL-ready workplace, BREEAM Excellent accreditation, and daylight and overheating modelling.
