This project involved the complete MEP design for a new 7-storey development featuring a Grade II listed New Bond Street façade, prime retail units, offices above, and a roof terrace.
The MEP design incorporated below-floor heating, cooling, and ventilation systems to maximise floor-to-soffit heights. The services were designed to be flexible, accommodating both retail and commercial split-tenancy layouts and maximise letting potential.
Sustainability and energy efficiency were central to the project, with a BREEAM Excellent target, WELL alignment, optimised passive design, low and zero-carbon technologies, and comprehensive life cycle and thermal comfort assessments. Detailed overheating analysis and operational energy modelling were carried out to ensure long-term building performance.
The project presented a number of challenges, including a narrow site limiting service distribution, restricted air access from the New Bond Street elevation, and basement pressure due to a single staircase and fully sprinklered design. Noise transmission had to be minimised to meet strict acoustic requirements for the partially residential area, and an existing UKPN substation was relocated to maximise prime retail space.
