This project involved the demolition of an existing office building, making way for a new mixed-use scheme comprising approximately 175 serviced apartments, a café, and co-working space.
Our team was appointed to provide full MEP building services design from inception through to completion, supporting the client throughout pre-planning, design optioneering, and construction phases, including advice on vertical transportation and ongoing client monitoring during delivery. Energy and sustainability were integral to the project from the outset. The design team conducted comprehensive Part L compliance assessments, TM54 operational energy modelling, passive design analysis, whole-life carbon assessments, circular economy reviews, and overheating risk analysis in line with CIBSE TM52 guidance.
The scheme also targeted a BREEAM Excellent rating, with detailed consideration given to life cycle costing, reduction of energy use and carbon emissions, low-carbon design strategies, daylighting, thermal comfort, climate change adaptation, and design for disassembly and adaptability. Through this integrated approach, the project delivers a sustainable, energy-efficient, and adaptable mixed-use development that aligns with the ambitions of the Nine Elms regeneration and provides high-quality residential, leisure, and workspace for the local community.
