This project involved the complete refurbishment and extension of a prominent city office building, creating 11 floors of modern office space.
Our team provided full MEP design and sustainability consultancy, ensuring the building met high-performance standards while accommodating both base build and future tenant requirements. The MEP design was carefully coordinated to support a 30% increase in net internal area while reducing the roof plant area by 30%. Strategies were developed to future-proof the building, including provision for tenant plant and risers, installation of a central data network, and an automated metering and billing system for energy transparency.
More than 40,000 sq. ft of services were exposed, requiring precise design, coordination, and high-quality finishes throughout. Sustainability and efficiency were at the heart of the project. Embodied carbon was reduced by 40% compared to a typical new office through the retention of the existing sub-structure and part of the superstructure. Operational energy performance was optimised, with a high-performance building envelope, daylighting, non-visible fritted glazing to reduce solar gain, and five roof terraces plus a green roof to promote biodiversity. Additional measures such as SuDS and blue roof elements were incorporated to attenuate stormwater and manage sustainable drainage.
The project delivered 328,500 sq. ft of premium, adaptable office space on a 1.3-acre corner site, including five rooftop terraces with exceptional city views. Recognised for its excellence, the building achieved BREEAM ‘Outstanding’, WiredScore ‘Platinum’, Fitwel accreditation, and the NLA Environmental Prize, and was significantly let upon completion.
